A selection of Newport's development opportunities

A major regeneration project is transforming the former Llanwern Steelworks site on the east of the city into a new community and business park with new homes, primary school and a planned railway station. The Eastern Expansion Area is linked via the A4810 to the M4 and A48 Southern Distributor Road ideally situated employment units constructed so far include a base for Amazon. There remains significant capacity for further investment for both residential and commercial developments.

The 43 ha Solutia site has great connections to the Southern Distributor Road and Port of Newport in an excellent strategic location and is allocated in the Local Development Plan (LDP) for B1, B2 and B8 uses. The site’s proximity to Newport’s International Sports Village also gives potential for leisure use.

The Port of Newport provides a deep-sea access point to freight as the closest port in South Wales to the border the port is well placed to provide port related employment with rail and road connections. The site is an operational port that is supported in the Local Development Plan for development. 

Phase II of the Cambrian Centre provides an opportunity for mixed use commercial and business development in the heart of the city centres Northern Gateway area which benefits from close proximity to the recently refurbished railway station alongside the neighbouring Admiral Insurance building.

City Centre Proposals

As part of the intensive and dedicated work, the next phase of the city centre’s regeneration is the development of a masterplan for the heart of Newport. It will outline strategies and priorities over the short, medium and long term that are crucial to establishing Newport as the best place to live, work, visit and do business.

The City Centre Masterplan identified three distinct areas and key sites within the city centre:

Area 1 – Northern Gateway

Home to Newport’s railway station and with excellent connectivity, this area is positioned for high-value business growth in the Professional, Digital and Tech sectors. Development of high quality offices and improved public realm through infrastructure investment will help maximise the area’s potential.

Area 2 – City Core

The historical retail centre of the city, this area has a rich architectural heritage that we want to protect and celebrate while creating a high quality modern environment.  The contraction of the retail sector gives an opportunity for development of a mixed economy in this area, with a diverse range of activities and city centre living schemes. The introduction of a knowledge quarter along the riverbank and the development of key building projects such as the exciting Chartist Tower Mercure hotel scheme will open up the area and create a more inviting environment for visitors.

Area 3 – Riverside

Newport’s Riverside area lends itself to development around the city’s sports and leisure assets, such as the Riverfront Theatre and Rodney Parade stadium, and reconnection with the river Usk.
